The Assessor and the Remediator Should Not Be the Same Company
When the same company that diagnoses a mold problem also sells you the remediation work to fix it, there is a built-in financial incentive to find more mold and recommend more work. That conflict of interest is why Florida separates the mold assessor and mold remediator roles — and why Doctor Mold Pro performs independent assessment only.
We inspect, test, document, and — when remediation is warranted — write the protocol your contractor follows. We do not perform the remediation, so our findings have no reason to be anything but objective. After a separate remediation contractor completes the work, we can return for independent post-remediation verification to confirm the area meets clearance criteria.
Our Inspection & Testing Process
Visual Inspection & Moisture Mapping
We start with a thorough visual inspection of accessible areas, looking for visible growth, water staining, and condensation. Moisture meters and thermal imaging help us detect hidden moisture behind walls, under flooring, and around plumbing — the conditions that allow mold to develop.
Air & Surface Sampling
When objective laboratory data would help answer a specific question, we collect air and surface samples following established sampling protocols. Samples are analyzed by an independent accredited laboratory, not in-house, so results are unbiased and defensible.
Documented Findings & Protocols
You receive a written assessment report documenting what was observed, the moisture conditions found, and laboratory results when sampling is performed. When remediation is appropriate, we provide a remediation protocol your contractor can follow.
Post-Remediation Verification
After an independent remediation contractor completes the work, we return to verify the affected area meets defined clearance criteria. This independent clearance testing gives property owners, buyers, and insurers confidence that the remediation was effective.
